Please see the details below regarding the process for building a HALEA suite. 1. CONSULTATION

   • Determine the wants, needs and purpose of the suite. Review details, dimensions, materials. Timeline(s) discussed. Contract signed and payment schedule agreed to.

2. FOUNDATION

   • Concrete slab formed, poured and finished. 12” of excavation. 4” of crushed stone/sand fill. 2” insulation board to insulate the pad, keeping the suite cozy and warm in the winter. 10mm rebar 16” on center. Mini concrete block border to prevent water migration behind siding.

3. FRAMING

   • Structure framed atop new concrete slab (on mini concrete block border). Vapour barrier beneath the bottom plate. Double plated walls with window(s) and door(s). 2x4x8 walls with 1/2 inch spruce plywood sheathing. 2x8x12 roof/ceiling joists with 1/2 inch spruce plywood sheathing. Gradually sloped roof. Architectural shingle installed on ice/water shield.

4. ELECTRICAL/HVAC

   • If needed, run power from main panel in house to new sub-panel in the suite. Wire sub-panel to outlets, lights and mini-split heat pump. Installation of ductless mini-split heat pump (once drywall installed). Installation of interior and exterior lights and outlets.

5. SIDING

   • Exterior siding installation. Selection of vinyl, metal or fiber cement. Installation of soffits, eaves, fascia and downspout(s) as needed.

6. INTERIOR FINISHING

   • Installation of 1/2 inch drywall. Baseboard and window/door trim. Taping/mudding and sanding of drywall. Painting of interior walls, ceilings, baseboards and trim as needed. Installation of flooring (typically wood grain laminate).
