What type of foundation is used?

We build HALEA suites atop poured concrete pads. While there are different options that other companies offer (piles, concrete blocks, pavers, timber frames, gravel bases), we insist on concrete pad foundations for the following reasons:

  1. Built to last - when using concrete foundations, the backyard suite will last for decades (prevents issues such as freezing/thawing, water infiltration, material degradation, building migration/shifting, etc.)

  2. Insulated base - our foundations are insulated with 2-inch insulated foam panels between the fill material and the poured concrete slab, keeping the suite floors cozy in the colder months, and reducing heating costs.

  3. Pest/animals - concrete prevents the issue of animals digging, burrowing or living under the structure, causing damage and general nuisance.

In addition to the above, we also install a border of mini concrete blocks atop the outer border of the foundation, raising the suite above the ground, thereby preventing the infiltration of water (usually by way of splashing rain) behind the exterior siding, which is one of, if not the most common source of material degradation in other backyard suites.

Does HALEA install the concrete pad foundation?

Yes. We believe in being a one-stop-shop for your backyard suite project. From our own personal experiences and discussions with clients, we know how frustrating it can be to arrange for a high-quality concrete foundation to be poured for backyard projects for several reasons:

  1. The project is considered too small for concrete-specific companies.

  2. Contractors do not return or follow up on requests or cancel/no-show appointments.

How is the suite anchored to the foundation?

Anchor bolts (j bolts) set into the concrete, and then anchored directly to the framing of the suite.

Do I need a permit?

Most municipalities within the Greater Toronto area permit the construction of a backyard suite up to 15 square meters (225 square feet) without the need for a permit so long as the unit does not have plumbing. Our suites are typically 200 to 225 square feet in size and therefore do not require a permit. If needed, we can assist with the permitting process.

What is included in the cost of the suite?

Most clients prefer a complete solution (foundation, suite construction, electrical, heating/cooling and interior finishes). Customization is also available, with some clients wanting only a shell to be constructed (foundation, framing/roof, with the exterior wrapped in Tyvek house wrapping).

Are HALEA suites insulated?

Yes, the entirety of the suite is insulated, including the foundation, ensuring your suite stays warm in colder months and cool in the warmer months.

How long does the process take?

While each project is unique, the typical installation process takes about 3 to 4 weeks from start to finish.

How are HALEA suites heated/cooled?

Our recommended heating and cooling solution is a ductless mini-split heat pump.  Perfect for small spaces, mini-split heat pumps are ultra-efficient, quiet and both heat and cool the space.  We arrange for the installation of the mini-split heat pump once the drywall stage is finished.  For more information on mini-split heat pumps, refer to the following link: Ductless heating and cooling - Natural Resources Canada.
